Landlord and Tenant

We have over 50 years of Landlord and Tenant advisory experience.  We act for both tenants and landlords covering all types of property and across the UK.  No property is too large, or too small.  We act for sole traders through to multi-national companies.

We can advise on every Landlord and Tenant issue that you may have, including the effect of the latest changes to the lease renewal and dilapidations statute and case law.

Whenever possible we try to settle rent reviews through negotiation. In cases where this is not appropriate we are expert in giving advice for both arbitrations or independent expert or court work.  We are highly skilled in written submissions and appearing as expert witnesses.

In the case of lease renewals, timing is critical.  Neither tenants nor landlords can afford to be caught out. Rash decision making needs to be avoided.  We are therefore careful to ensure that the lease renewal process is managed so that there is time to negotiate, make informed decisions and, if necessary, leave plenty of time for tenants to arrange alternative accommodation.

Break clauses are becoming more of a concern to both tenants and landlords.  Recent cases have highlighted the need for careful interpretation of break clauses and the correct serving of Notices and compliance with lease covenants.  We can advise tenants and landlords on the use and implication of having breaks in leases. It’s always best to have them checked!
